
Annual Dues Assessment for 2026

Dear Homeowners,
The purpose of this letter is to inform homeowners of what the total HOA dues amount is for 2026,
when the payments are due, and what the consequences are for lack of payment.
The dues for 2026 are $300 and please submit your payments no later than Jan. 1st , 2026, to avoid a late
payment and incur any late payment charges. For all HOA dues that have not been received by Jan. 15,
2026, a late interest payment will start to accrue at the rate of 1%/month or 12%/year for any portion
that is left outstanding. If a homeowner fails to pay their HOA dues within 30 days of the billing due
date, they are at risk of having a lien placed on their property. The HOA board has decided that property
liens associated with past due HOA dues for 2026, will not be filed until March 1 st 2026. Once a lien is
filed, the homeowner will be responsible for all costs, including and not limited to: the underlying debt,
all accrued interest, postage, attorney fees, and the cost to file and remove the lien.
The HOA board is not responsible for any payments that are lost or not identifiable. If you have sent
payment and you receive an additional billing, this means the HOA has not processed, or received your
payment. Please reach out directly to the HOA Board, if you have paid and received a new billing, so we
can help resolve the issue. Follow-up billings are generally sent around the 15th of each month.
Forms of payment that will be accepted are check, money order, and credit/debit (more on this below).
Unfortunately, the HOA will no longer be accepting CASH payments. To submit your payment non-
electronically, either make arrangements with a Board member to deliver the payment in person or you
can mail the payment to the HOA Board P.O. Box address below.
We will be accepting credit/debit card payments as an option for paying your dues. To submit an
electronic payment, see the web link included in the dues statement. To have this as an option, there
will be an additional convenience fee for any homeowner that chooses to use this service. Homeowners
that choose this service, are agreeing to take the responsibility for the additional fee which will be: 2.9%
of the total transaction amount plus 0.30 cents. If you pay with American Express you will be billed for
extra fee associated with it. This amount will increase if payments are later than Jan. 15, 2026 If you
submit an electronic payment, and choose to cancel the payment after your submission, you will not be
able to receive a refund of the fee amount that was paid. In addition, please take note that a
credit/debit transaction can take up to 3 days to process. When payment is made you will receive a
receipt for the payment, please hold on to this for your records, as verification of payment.
Furthermore, it will not ask for a property address if we have questions on where the payment belongs,
We will reach out through email provided on the receipt. A payment will not be considered late, as long
as it was submitted before the due date. If you are making a late payment for your HOA dues, after Feb.
28 th , you will no longer be able to use the electronic option and will have to submit your payment using
one of the non-electronic methods, as indicated above.
